"Opening Escrow" occurs when your Incredible Real Estate agent brings in a contract with your earnest money deposit to the Title Agency. The escrow officer needs to have all signatures on the purchase contract and related documents. They will accept the contract with final signatures of a party to be forthcoming. They will make arrangements to get signatures if a real estate agent is unable to do so.

Your escrow officer reviews the contract, receipts in the earnest money, orders the Commitment for Title Insurance, and prepares the documents required to close escrow. All of the documents are double checked by your escrow officer; however, it is the final responsibility of your Incredible Real Estate Agent to review the documents, explain them to you, and make any necessary changes or submit approval.

The Title Agency will do their best to understand the contract as presented, to take all calls or return them promptly, and to send out documents in a timely manner. During the last few days of the month, they are extremely busy closing escrows already in progress; therefore, sometimes they are not always quite as responsible . . . but your transaction is important to them and they will get back to you as soon as possible.
